Care

How are you different to other retirement living and aged-care options?

The aged care and retirement industry is segmented within Australia with retirement villages, home care support and nursing homes. We identified that senior Australians want similar lifestyle outcomes, no matter their care requirements. In order to achieve this and bridge the gap, we have combined what we believe to be the best parts of retirement and aged care living in order to deliver our unique One Move Promise® – our guarantee that once our residents call LDK home, they will never have to move again.

How do you manage care governance?

We are an approved home care, residential aged care, commonwealth home support care and DVA provider with a highly experienced National Care Manager. LDK Founder and Managing Director Paul Browne has been part of care governance committees with four separate senior living organisations throughout his 20 years’ experience of building and running retirement living and aged care businesses. These figures are supported by a robust care governance and risk management program within the LDK business. We will never compromise on the quality of our care.

What is Home Care Package management?

Navigating the government funding options for someone requiring care and support can be difficult. LDK provides Home Care Package management to support families in this process and act on their behalf as much as possible to ensure the best possible experience and outcome.

Does each resident have a care plan?

Each resident in need of care and support will have a care plan. We work with the resident and their family to ensure everyone is comfortable with the care plan. Residents and families will always be given the opportunity to provide feedback and request reviews of this plan.

Can I keep my current care provider?

Yes. Residents can continue to have the same care provided as when living at home and by the same provider. Most residents select LDK to deliver the services, due to the incredible package delivery value LDK provides.

What happens if my care needs change?

We will continue to adjust and update residents’ care plans to ensure they are being cared for. We will also continue to review the funding they are accessing for the best possible outcome.

Can my doctor come to visit me in the Village?

Yes. Doctors are welcome to visit residents in their home, as LDK encourages residents to maintain contact with their doctor and/or medical specialists. There are dedicated consultation rooms available for visiting doctors and appointments can be organised through our Care Team.

What happens if I can’t feed myself?

Difficulty with eating can often occur with higher levels of care. We have the capacity to deliver support in eating and nutrition if, and when, our residents’ care needs increase.

How does LDK Seniors’ Living® communicate health and care changes or events to family?

LDK will be releasing a portal to residents and families, which will provide information on the delivery of care, activities and financial information, if requested. Family members will also be able to provide feedback to us via this platform.

Do the villages have a registered nurse always on duty?

A registered nurse will be available 24 hours a day, 7 days a week.

Are staffing levels maintained over the whole week, including the weekends and public holidays?

Yes. Our team always provides the highest standard of care and service 24/7, no matter the day or occasion.

What are the 'carer-to-resident' ratios?

We don’t use ‘carer-to-resident’ ratios at LDK as our focus is on the delivery of quality care with an appropriately staffed 24/7 on-site Care Team. At LDK, we will never compromise on quality care delivery – our residents are the centre of everything we do and every decision we make.

Is the ‘Care Hub’ a nursing home?

No.The Care Hub, known as Aspire Aged Care by LDK, is not a traditional nursing home, but a genuine alternative in aged-care living. Aspire Aged Care by LDK, located in our Greenway Views® village in Canberra, has a higher volume of smaller studios for residents who need more assistance with daily activities when moving into the village. Most residents who move into Greenway Views® and live independently will choose to stay in their apartments to receive their care if, and when, they require those services. All residents have the opportunity to move to the Care Hub at no cost as part of their Village Membership benefits. In addition, dementia care and respite services are provided by Aspire Aged Care.

Can you provide 24/7 care?

Yes. Our Care Team is always on site, delivering care 24/7.

What if I need someone to care for me in my room?

Care will be delivered wherever it is required. Residents often receive care in their homes.

What happens if I need to go to hospital?

If a resident’s care needs requires a visit to the hospital, our team will work with the hospital to ensure they return to health and to our community as soon as possible.

Is respite available at LDK?

Private respite care is available at our Greenway Views® village in Canberra. As of February 2024, we are not currently accepting bookings.

Does LDK Seniors’ Living® provide palliative care support?

Yes. Palliative care is often when the most care and support is required. We pride ourselves on delivering the best clinical and emotional outcomes to our palliative care residents and their families.

What does One Move Promise® mean?

Our model of care and support allows residents to live with us from full independence through to palliative and end of life. Our model is designed to partner with our residents so they can enjoy our villages’ vibrant community lifestyle, supported by 24/7 on-site care if, and when, needed. This means our residents will never have to move into a nursing home and will remain surrounded by friends at their village and by familiar, caring staff.

Is there a shuttle for residents to access local shops or for excursions?

Yes. Our shuttle includes transport to local shops and clubs and excursions within the wider community.

What social activities are available?

At LDK, we believe in lifestyle for life – it’s important to have purpose and keep doing the things you love. Our villages offer the opportunity to discover new and inspiring experiences in a fun, vibrant and connected community. Through our Lifestyle & Entertainment Programs, there is something for everyone from keeping active and going on a day trip to playing your favourite card game or sharing a laugh with new friends at a movie night.

Can residents create new groups or activities?

Absolutely. We encourage our residents to continue to pursue their interests. If they happen to be the only one pursuing that interest, it will be an opportunity to teach and introduce other members of the village to that activity.

Can I invite my family or friends to participate in the group activities?

Absolutely. If there is space or availability, we would love to see families involved in programs. If a family member has not booked in, a resident will always take preference as we always put our residents first.

Can residents participate in the management of the village?

Our team is working on delivering the best possible outcomes to village residents. We are also the first to admit we are not perfect. We provide a number of avenues for our residents to provide feedback and offer any suggestions to allow us to improve.

What is the average age of a LDK resident?

We have residents aged 70 and over with the average resident aged in their low-to-mid 80s.

Villages & Apartments

Who can live in a LDK Village?

Seniors aged 70 and over or with immediate care needs are welcome to live at LDK, however every village is different. It is important to understand the average age of residents at each village to know which village is right for you. We work with families to provide a solution for anyone who shows interest in our village, regardless of their health requirements.

Can I stay with my partner?

Yes. We understand how important it is to enable couples to stay together for the rest of their ageing journey.

Do LDK Villages allow pets?

Absolutely. Our villages are pet-friendly and residents are welcome to bring their furry friends, although this is subject to Village Manager approval… an elephant may be a squeeze!

Will I have a garden?

The village is located across five hectares so there are plenty of green spaces. We also have several shared resident garden areas that we invite residents to enjoy, and all apartments offer either a courtyard or balcony.

Can I keep my car?

Yes. There are car parks for residents who have a car.

How are meals prepared and cooked?

Residents will have the choice of preparing their meals in their own kitchen, purchasing a freshly frozen meal prepared from our kitchen, dining at our restaurant or having meals delivered to their home. Meals from our restaurant are prepared and cooked by our staff in the kitchen and are designed to be a highlight of our residents’ day.

Does LDK allow smoking?

Residents are encouraged to smoke in the outdoor areas of their apartment or in the designated village smoking areas. For safety reasons, we would discourage residents from smoking in bed or in their lounge room. The reception, lounges, library, dining areas, any outdoor dining areas and other amenities have been designated a “Smoke Free Environment”.

What are the protocols for staff entering and exiting a resident’s room?

Our staff respects our residents’ homes. We knock and await invitation into their home and will only enter without invitation if we are responding to an emergency call, or if we believe a resident may be in danger.

Can I paint or decorate my apartment?

Yes. However, if we are required to make any major alterations to return an apartment to sellable condition, there will be a cost to the resident i.e. any significant changes to cabinetry and kitchens.

Do I bring my own furniture?

Yes. When you buy a LDK apartment, it is your home to furnish as you wish. We can also coordinate furniture packages if new furniture is required.

How many apartments are available at Greenway Views®?

A total of 210 apartments are currently available at Greenway Views®, split into the following buildings: Arawang (117), Blundell (11) and Cotter (82). The Blundell Residence houses the restaurant, café, grocer, gym, barber and other amenities and acts as the social hub with plenty of communal areas. More apartments will be available when Building D and E are complete. Works will commence on Building D and E in late 2020/early 2021.

Does the Village have a laundry service?

Each resident will have a laundry in their home. Assistance can be provided in completing laundry if required.

Do residents have input into the meal plans?

Yes. Residents have a choice of what meals they are served and we also cater for dietary and nutritional requirements. We want to ensure that our residents enjoy our meals and continually request resident feedback.

Can my family visit me while I am in the Village?

Absolutely. We encourage families to visit as much as possible and they’re also welcome to stay overnight.

Can my family stay in my apartment overnight?

Yes. Families are encouraged to stay in residents’ apartments overnight. All visitors are required to respect the residents living in the village and abide by the village by-laws.

Can I leave the Village?

Yes. Residents can leave the village within the first 100 days and receive the entry contribution back in full. Outside of the first 100 days residents can also exit the village at a time of their choosing.

What is a Deferred Management Fee (DMF)?

Deferred Management Fee is an amount retained by a retirement village operator to pay for capital works, head office costs, and company expenses. It is often a percentage of the ingoing amount paid by a resident.

What is the difference between the Village Membership and the Deferred Management Fee (DMF)?

The LDK Village Membership provides residents with ongoing certainty and transparency about the fees and charges for care and support; when they enter a village, during their time at the village and at the end of their journey at the village. All costs are known upfront before a resident moves in and the fees are fixed for their entire ageing journey with us. Under a DMF model, the exit entitlement applicable to the resident or their family is unknown, which often causes great concern to both the resident and their families.

How much do the apartments cost at Greenway Views®?

The cost ranges from $595,000 to $1,350,000 and apartment options include studio, one, two and three-bedroom apartments.

What are the ongoing costs when living at Greenway Views®?

Ongoing costs while living at Greenway Views® include a General Services Charge (similar to a body corporate fee), plus apartment utilities. The LDK Membership can be paid in a few different ways, either ingoing, ongoing or upon exit. With regards to resident’s landlines, residents are able to port their existing landline phone number, which includes unlimited free local, national and Australian mobile calls. Free Wi-Fi is included in the Village Membership and provides unlimited downloads.

Do I need to pay Stamp Duty?

No, LDK Seniors’ Living® provides a 99-year lease and a license to occupy the property, which does not require stamp duty.

Do I need to pay GST on the purchase?

No, LDK is GST-exempt.

Are there any legal costs involved in the purchase?

LDK does not charge legal fees, however we recommend the purchaser to obtain independent advice and representation, which would come at a cost.

What happens if I need to sell my house before I can move in?

LDK Seniors’ Living® allows residents to move in before settling on their home. We will work with their family to ensure settlement is obtained as soon as possible.

How does the LDK Seniors’ Living® business make money?

At LDK Seniors’ Living®, we are a for-profit organisation. We deliver a membership-benefits model, which delivers outcomes and services to its members and a percentage of this membership is profit to the LDK business.

How can you support the financial viability of the business?

We are in partnership with Anglican Community Services trading as Anglicare Sydney. Anglicare has been providing care to seniors and services to the vulnerable for over 160 years. They share our LDK vision and represent extreme financial security to the business and its members.

What happens to residents if LDK is sold to another operator or goes into liquidation?

The ingoing contributions paid by residents and the services provided to them are covered by the Retirement Villages Act 2012 ACT. In the unlikelihood of a gap in transition of owner, an administrator is appointed by the courts and their obligation is to operate and run the community and services as set out in the residents’ contract.
